We are very happy to work according to your preferred wedding schedule, we do need to point out that should you have an afternoon/evening wedding, music and the event needs to stop by 11pm according to the laws of the town of Orange, Virginia. If you do decide to have an evening wedding we suggest starting no later than 5pm. Please be aware that ‘after parties’ need to be arranged off site, and are strictly not allowed at Greenock Manor. All over time is charged at $250 per hour exceeding the agreed end time of the event on the night of the wedding and checkout time the next morning

Greenock can sleep a max of 16 overnight guests on property. The Manor House has 4 double bedrooms beautifully decorated sleeping a max of 8 guests. We also suggest booking our Garden Cottage or our 2 Bedroom Apartment as a convenient solution for the Groomsmen to get ready away from the Manor House on your Wedding day. The Bridal Suite is used for the bride and bridesmaids to get ready in. We can also arrange pullout beds or rollaway cots for any extra overnight guests. We have 4 cots available that will be charged to your account at a fee per person.

It is mandatory that you use a wedding planner or ‘On the Day Co-ordinator’ to assist in a memorable event for your special day. Chat to us about this and we will advise you as we want your wedding to be as stress free as possible for you. One person is necessary to fulfill this very important and necessary function. We are here to support you and when we advise on things like this it is because we want your day to go smoothly and that you have the wedding of your dreams (with no hiccups!) You are welcome to use your own professional licensed and insured wedding planner/co-ordinator or book a Greenock Staff member who is available to play this role should you need her to liaise and co-ordinate your wedding for you as your planner and co-ordinator’. Ask us to book our On the Day Wedding Co-ordinating services (we offer this to all our couples for a specially discounted rate plus an optional tip, to make it affordable for all our bridal couples) Please understand that this service starts from the day you book your wedding date and hence work is done to assist you from the day you book with us. Please understand that this work is not free and not refundable. Should you cancel your wedding date at any time this service is non-refundable.

Greenock Manor has its own insurance, however it is strongly advised that additional event insurance is taken out by the bride and groom in case of any mishaps, unforeseen circumstances, cancellations or accident. Please note that your event insurance could also protect you from any cancellations or deposits paid to your wedding vendors. Please note that your event insurance is relatively inexpensive and affordable and having it will give you peace of mind and reduce any worries. It is mandatory that our couples take out event insurance as Greenock will not be held liable for accidents or damages happening during your event. Greenock Manor staff works hard before our bridal couples arrive on property and sets up the main items needed for your wedding such as your ceremony chairs and reception seating plan. Your florist and catering team will however need to arrive a minimum of 2 hours before your Wedding Ceremony start time to do their setting up. Please note according to the rules at Greenock Manor per 20 guests attending your wedding, 1 catering staff member is needed for serving and attending to guests as well as for full cleanup after your wedding event ends. Our wedding venue does not have dumpsters so all catering trash and other trash needs to be cleared from our premises by your caterer. Collection of any rented items, personal items or décor items needs to be collected no later than 10am the following day. Please be aware that Greenock Manor will not be responsible for any personal items left behind during or after your wedding or special event. All items are your sole responsibility. Any additional clean up needed and not attended to by your chosen caterer or bridal party will be charged to your account at a rate of $250 per hour. Please ask us for our wedding catering check out list, it is mandatory that your caterer calls us to discuss their required duties at Greenock Manor before you confirm them as your caterer. All Caterers who have not worked at Greenock previously need to visit us for a walk through of Greenock Manor no later than 6 months before the wedding date or before you pay them their deposit and book them. Weddings are to be beautiful and special occasions, hence professional catering service cannot be compromised on. (we have this rule in place to protect our couples as it is very important to us that couples are cared for and treated well by their wedding vendors, such as the catering teams etc

The retainer payments (monthly payment instalments) and all deposits including your first payment to secure your date are strictly non-refundable and once the balance due to us has been paid it is non-refundable. The retainer payments secure and books off the dates chosen for your wedding. Please make payment to secure your chosen event date(s) for venue hire as soon as possible to avoid disappointment. Please note that once any retainer or monthly payment is paid over to us, we turn away other potential couples who may have wanted your dates and hence payment of any retainer or deposit has to be done responsibly as we do not we refund any deposit monies or retainers and payment installments. Should you book and make payments after a video or virtual walk through this is done entirely at your own risk as all payments are non-refundable. Should you request ‘a payment plan’ instead of paying 50% retainer upon booking and reserving the date of the wedding – we are happy to assist you with that, your first installment would then be $500 which secures your date. Please note this means you are required to pay a MONTHLY installment to us till 50% non refundable retainer has been paid to us and all other monies due. The full balance due for your event then needs to be paid to us in full 60 – 30 days prior to your reserved wedding or event date. Should you decide to skip payments this could result in automatic cancellation of your wedding date. Depending on when you cancel your wedding you will be liable for a minimum of 50% of the total agreed rental fees. Please note couples who book our venue are to supply us with card details for us to hold on file until your event, we reserve the right to make charges of monies due to us. Changes to event dates need written permission from Greenock Manor, should you change your event date all monies paid to Greenock for the new event date will be non-refundable. Please note Greenock Manor owners reserve the right to cancellation due to extreme weather, emergencies or any other concerns. Please understand that this is our venue and home and we reserve the right to cancel should we feel that the bridal party is non-compliant with our rules for events etc.

Please note strictly no children are to attend a wedding without a designated baby sitter and responsible adult. They are to be supervised at all times. We are not liable for any mishaps, injury or accidents – The bride and groom will be solely responsible for arranging responsible supervision of all children at events and weddings at Greenock Manor especially if there is alcohol and dancing at your wedding. Should our staff have to run after children this time will be charged to your account for a fee of $100 or more. We are asking you please to arrange that children are safe. We have had to fetch unsupervised children from the 15 highway, remove them off the train tracks and have our neighbors escort them off their property. Should children terrorize our koi fish the fine is $200. Should children beat or hurt our dogs or any other living creatures on property you will forfit your damage deposit. PLEASE UNDERSTAND we love our animals and CANNOT have them hurt. Please arrange a babysitter/childcare should children attend.

We do have a parking lot and can cater for parking arrangements. We also have a handicap parking spot should that be required. We can also hire a parking attendant should you need one, just let us know – we have staff available. We have on-site parking for up to 55 cars. Parking on our property for your guests and wedding vendors is to be done entirely at own risk. (walking from the nearest 2  hotels is also possible as only a 5 minute walk diagonally across the street from us – or kindly ask your guests staying there to car pool)

All our Wedding Reception Tables, Catering Food and Beverage Tables are 8ft Banquet Size

All your Linens are part of Catering – please discuss these with your Caterer. You can also rent or purchase your own linens if preferred. Table Cloths should be 8ft Banquet in size. You would need 5 Food and Beverage Table Cloths and one Table Cloth for each Reception Guest table. So if you have 8 tables for your guests you would need a total of 13 Table Cloths so your Food and Beverage Tables are covered with beautiful matching Table Cloths. Please note no ironing of Table Cloths done at Greenock (if you bring in your own please make sure they are ironed before you arrive) Should you iron table cloths at Greenock there is a penalty of $100. Please iron these before arrival as it takes hours and is hard work as most table cloths are stubborn as they are not cotton, but tough artificial fibers. 

High Season for Weddings is later April through June and Fall months. Lower Season is March and late November

Please note that a normal working day is roughly 8.5 hours for staff. Should your event start earlier for a breakfast or lunch wedding, kindly note that the event from arrival of your wedding vendors/staff/caterer etc should not excede 8.5 hours. Venue hire will then be completed but Greenock hotel guests are welcome to continue chatting and enjoying the ambience. 

We work with a variety of wedding photography teams. You can choose your own photographer or one that knows our venue well. Photography starts at about $250 per hour. Most larger weddings hire a photographer for 5 or up to 8 hours (full wedding day) Smaller weddings and elopements book their wedding photographer for an hour or two.

When you book Greenock for your Wedding, venue hire includes the ceremony rehearsal for the bridal party and the actual wedding  ceremony and wedding reception. Should you want to add additional events to your wedding venue hire for a rehearsal dinner at Greenock please discuss this with us and ask us for details.  Should you want an additional event for  breakfast AFTER your wedding day you would possibly need to ask us to extend the hours of your wedding package to a later check out the day after your wedding please ask us for details.

We need the number of guests confirmed 1 week prior to your wedding date. Please note should your guest list increase after the agreed amount and your wedding event contract is signed, there will be a $25 fee added per extra guest above your initial guest count. (this also applies to rehearsal dinners). Please understand that more staff could be needed by your caterer to manage higher guest counts. Kindly note we are currently doing weddings for up to a max of 120 confirmed guests. Should you invite 140 you should expect roughly 120 guests to attend.

Kindly note that it is the law that Event/occupancy Tax and Sales Tax be charged to your final account. This is paid over to the town, county and state on your behalf by the venue. This is not negotiable as it is the law so kindly understand and respect this.

Kindly note that all indoor, tent, balcony, dance floor areas and gardens are strictly non-smoking. Should any of your guests wish to smoke kindly let us know and we will designate a specific smoking area for them. Please note that due to potential fire hazard there is a penalty of $500 for smoking of guests in any of our non-smoking areas so please communicate very clearly with your guests to prevent any penalty being added to your account. Smoking is not allowed within 20 feet of any door or window on our property. No Smoking in our PARKING LOTS for safety. (please add this to your wedding invitation if concerned)

LoreYes, we have 5 acres of beautiful gardens and forest areas and are more than happy for you to use the premises for any wedding photos you would like taken. If you book your wedding with us, out of kindness and care for our couples, you can do your engagement shoot at Greenock for no extra venue hire charges. Just contact us to set up a time for this.

You are more than welcome to set up a temporary sign to direct your guests to our driveway entrance which is tucked away in the trees. A suggestion is to tie balloons to our mailbox – please remove this the following day – dont’ forget! The fee to remove balloons and signs from our entrance is $20 to be charged to your account should you not do this on leaving after your wedding.

The Wedding ceremony rehearsal usually takes 15min to 45minutes max for larger bridal parties. Rehearsals for single day weddings can be done on the day of the wedding. Rehearsals for weekend packages are done on the day before the wedding.

If you supply and bring in your own alcohol for your guests you will need to obtain an ABC License in advance for your wedding from the VA Special Event Banquet License application. Kindly see this link here http://www.abc.virginia.gov/licensing/banquet.htm
This is easy to obtain, but we do recommend arranging it ideally 30 – 60 days before your event although it usually only takes a couple of weeks to obtain. You will need to take along a copy of the signed Wedding Events Contract when applying for your ABC license so have a copy of this handy! Please let us know if you need us to hire a bar tender for your event as this is a mandatory requirement. We have staff available. Also note we do NOT allow liquor at our venue without special permission that you need to request from us. We do allow champagne, wine, beer, hard cider, hard lemonade, seltzers, mimosas and assorted others with no more than 8% alcohol content. ALL Alcohol is strictly to be served by a Bar Tender (for safety purposes) Should you wish, you can request permission for a Bride and Grooms special mixed drink – this will be served strictly for a certain time period only, you will then need to present event insurance with alcohol liability added, there will also be an additional fee added to your account of $300 (for mixed drinks permission) Please note we then require a damage deposit in cash of no less than $1000. Please note all guests/persons present for your event are NOT allowed to bring in their own alcohol. Any guests bringing in own alcohol will incur a fine of $500 to the renter(s) account. Should you have alcohol for both Friday and Saturday you need to have a valid ABC license for both nights.

We have an upper Wedding Ceremony site adjacent to the main Manor House with forest views to the background of where you say your wedding vows. We also have a lower Wedding Ceremony site which has a circular Wedding Arbor. (Both these wedding ceremony sites can seat up to 150 guests)

We can do an indoor Wedding Ceremony should you have a max of 50 guests at our beautiful indoor fireplace OR you could choose to say your Wedding Vows on the under roof back balcony/reception deck.

All children need to be supervised by an adult of your party at all times (let us emphasize ALL times in other words NOT some of the time) Please ensure they are looked after well as we will not be held liable for children being injured or any accidents. There is a pet fee. Pets need to be supervised – they are welcome at the wedding and all events, but you need to arrange they are cleaned up after and are on a leash at all times during your ceremony. Pets can also stay overnight. Ask us about our pet friendly overnight bedrooms (these are usually our Garden Cottage or Two Bedroom Apartment) Any pet fee booked or paid to us is non-refundable should you no longer want your pet present or change your mind.

Yes, we own a HUGE roof tent on our grounds with fairy lights comfortably seating 250 guests as well as a smaller medium size tent seating up to 85 guests. Kindly discuss details when you meet us to view the venue. The large tent must be confirmed 6 weeks in advance of the date needed as we need to book setting up the chairs and props inside as well as garden and landscaping care around the tent area etc. The medium size tent and smaller 3rd tent an be booked 48 hours before your wedding date.

We have Fifteen 8ft size Banquet Tables (seating 8-10 Guests per table)

1 five foot Banquet Table (DJ table)

1 decorative wrought iron Couples Table and 2 matching decorative chairs for the Bridal Couple at reception dinner

1 8ft wooden table on the side Wrap-Around Balcony used during Photo House for Appetisers.

Greenock Manor sleeps up to 16 guests. For additonal overnight guests the Comfort Inn is diagonally across the street in walking distance. We also have the Roundhill Hotel 5 minutes away. These hotels have a large amount of rooms. For additional comfort we partner with a close network of local Bed and Breakfast Inns which we will happily refer you to (3 of which are less than 1 minute away and in walking distance)

We are closed each year from 8 December till 10 March although our Garden Cottage Suite and Apartment Suites are still available to rent overnight during those dates

Please note that once you book the fire pit should it rain, we have an indoor wood burning fireplace which we can on request, light instead. Should you at any time decide to cancel use of the firepit/fireplace please note this is non-refundable once booked.

Flowers can be ordered from the local florist, Lacy’s Florist. You can do your own fresh flowers simply bring them along or you if you are on a tighter budget you can order artificial flowers from Etsy or Amazon. To attach any decor or florals at Greenock please buy white zip ties that are two feet long. Petals on the ceremony isle must please be real so they are biodegradable for the environment. (no fake petals allowed)

Sufficient servers, Bussers and catering clean up crew is essential so you can focus on being in love and having a beautiful wedding day. Flatware, dishes, cups and linens are part of Catering. Real dishes can be booked via your Wedding Planner should you not want disposable dishes. Although we are open to new catering companies, ALL caterers NOT on our approved list need to do a MANDATORY visit to Greenock and a walk through and brief with a Greenock Staff member. Please do not pay them a deposit and book them till they have met with us to avoid them potentially doubling their invoice (yes that has often happened) It is the couples responsibility to make sure their caterer has the mandatory list of catering requirements (see our Wedding Vendors page for this) before paying them a deposit. Please understand we protect our couples by insisting new caterers visit us at Greenock before being booked to do your wedding so they are fully aware of our venue, know rules and responsibilities, where to park etc etc 

A few of our bedrooms are spacious enough to add cots and sleep up to a family of 4 guests per bedroom. The health department has very strict rules regarding mattresses and bedding. We can supply cots per bedroom for an extra fee per person. Our bedding is washed and dried on high heat and steam ironed. Guests are NOT allowed to bring in own mattresses and bedding unfortunately.

After paying your first payment to us of $500 you will receive an email to confirm and then a list of short questions for us to keep on file to start planning your special day

Set up a time to visit us in person to sign the events contract and do your first wedding planning consultation. All contracts are customized please note we do not email them as no generic contract

The best way to contact us is to TEXT us and set up a time to call us. Should you be out of State, or more than 2 hours drive away from Greenock Manor, we can set up time for a video walk through of our grounds and Manor House. Virtual walk through’s are usually done on Sundays or Week days up till 7pm.
